What is a Flat Fee Listing?

  • MLS Entry: The flat-fee broker places your home on the local MLS—the primary database used by real estate agents to find homes for buyers.

  • Syndication to Major Portals: Once on the MLS, your property listing automatically syncs across popular real estate sites like Zillow, Realtor.com, Trulia, and local brokerage websites.

  • Direct Buyer Communication: Buyer inquiries and showing requests are routed directly to you, placing you in control of scheduling and communicating with prospective buyers or their agents.

  • Seller-Managed Steps: You handle traditional seller responsibilities yourself, including hosting open houses, showing the property, evaluating offers, negotiating terms, and managing closing paperwork.

Is the MLS really going to help me sell my house?

Definitely. An overwhelming majority of home buyers work with a real estate agent (often a REALTOR®). Nearly all REALTORS® in Arizona use the local MLS to find real estate for their buyers.

Unrepresented buyers also find homes via the MLS through syndication feeds to third-party sites. Many of our clients turn to us after sitting unsold for weeks or months on Zillow

Do I need a lockbox (aka keysafe)?

Probably (and we strongly recommend one). An MLS-approved keysafe is the most secure way to show your real estate property, keeping real-time access logs of who entered and when.

Only licensed REALTORS® can access these boxes. If someone is always home to let buyers and agents in, you may be able to get by without one

How is the Flat Fee Sellers MLS listing different from a non-flat fee real estate listing?
No difference really. All Realtors must enter your listing on the Arizona Regional MLS  portal in exactly the same manner.  flatfeesellers.com is basically MLS entry only. We offer a la carte items, such as the lock box, professional photos and videos and brochures at an extra charge. Although not necessary, some homes will require more advertising, we are able to provide that for you.

Is a Flat Fee Listing right for my real goals?
Our clients include experienced investors, agents licensed in other states, retired agents, and other savvy sellers. Many have utilized a similar service to sell their property previously. This type of listing may not be for you if you have never sold a house (especially in Arizona) or if you are not comfortable navigating the legal, tax and other facets of a real estate transaction. In this case, we can help you in a more “full service” role for less than the “traditional” market commission rates; contact us to discuss. As with all financial and legal matters, we advise you consult your attorney, tax advisor, or other professional consultant.

Can we meet at my house/your office to go over the listing?
One of the primary ways we are able to keep the costs low on these flat fee MLS listings is by handling everything electronically. Email is the best way to efficiently communicate with us at flatfeesellers.com, but we can arrange a phone call if you would like to discuss anything in further detail. We generally do not schedule in-person meetings for a flat fee listing. If you prefer in-person assistance, we can discuss a more traditional full-service agency arrangement for less than most traditional brokerages will charge.

How long before my house is active on MLS?
Your listing (without a sign/lockbox installation) can be live within 1 business day of receiving your properly-completed & signed paperwork and listing photos. Many of our peers take 2-5 days to “process” your listing. We can even get your listing up same day in many cases, just let us know your needs.

How long until the sign and lockbox are installed at my house?
Generally within 1-2 business days of receiving your payment. We rely on a local third-party company RocketLister to install the post, sign, and lockbox, so scheduling is dependent on their workload. We are prompt and flexible, so contact us with your needs.

Who will potential buyers and/or agents call to show my house?

Short answer: YOU. Your contact number is placed in the agent-only remarks on the MLS, putting you in direct control of all showing schedules.

Public buyer calls to our main office line are automatically forwarded to your phone. Online email inquiries are sent directly to your inbox so you never miss a real estate lead.

What’s the deal with agent commissions and the new rules from the National Association of Realtors settlement?
NAR has provided consumer guidance for both SELLERS (click here) and BUYERS (click here). The new Seller Compensation Addendum from the Arizona Association of Realtors is among the forms we provide.

Can I make changes to my listing, such as the price, marketing remarks or photos?
Yes, at no cost. Simply email us any changes you want made.

Can I extend my flat fee real estate listing? Relist it?
Yes. Listings can be extended or relisted for $150.

Can I cancel my listing? I’m thinking about listing with a REALTOR®. Do you offer refunds?
Queen Creek Realty is a real estate brokerage which is licensed to represent buyers and sellers in all of the state of Arizona. We are members of the National, State and local REALTOR® associations. If you find yourself needing more help selling your home, please don’t hesitate to discuss your needs with us. Our flat fee listings are just one of the options we offer. That said, yes, you can cancel your listing anytime without penalty. The flat fee you pay is a non-refundable retainer fee.

  • Phone calls about your real estate forwarded directly to your phone
  • Up to 50 of your photos attached to listing
  • No charge for price or other listing changes
  • No other charges/fees due to us at closing

Standard Flat Fee listings are only $195.

Add a photography package to any listing starting at $125. Includes approx. 25-40 high quality HDR photos taken by a professional real estate photographer.
